Investment in UK living totalled £12.6bn in 2023 – a 30% fall on record levels of activity in 2022. The sector was not immune to the economic and geopolitical turmoil that rocked investor appetite across real estate, but it proved to be resilient.

Build-to-rent, student housing and healthcare accounted for a record 31% of total direct investment in UK real estate in 2023. Strong operational performance and continued undersupply bolstered confidence in the sector. And as economic volatility eased near the end of the year, investment jumped 68% between Q3 and Q4.
