UK Living Capital Markets 2022 in Review

Inside a record year of £18bn in student, build-to-rent and healthcare investment

In a year of economic and political turmoil, appetite for UK living remained strong as annual investment soared to a new high of £18bn. Record operational performance saw heightened demand for built assets, with mix of global capital and a variety of deal types.

Purpose-built student accommodation contributed 45% of investment, ending the year at £8.2bn. This was followed by build-to-rent at £6.4bn (35%) and healthcare at £3.6bn (19%). Excluding corporate acquisitions and development deals, living transactions accounted for 22% of direct real estate investment.

Each sub-sector achieved record investment levels in 2022, despite a comparably downbeat fourth quarter. This report explores investment trends, performance, heightened demand, supply constraints and market growth, as funders and developers look to another strong year in 2023.
