Q1 2021 Central London office market report

The leasing market had a positive start to the year with improvements quarter on quarter whilst the investment market stalled. But as we return to “normal” will the Central London market bounce back?

The leasing market continued to see an improvement in Q1 with a significant uptick in volumes making the quarter the strongest period since the pandemic took hold. There was an increase in activity across the sectors with banking and finance and professional services accounting for over half of the space leased in Q1.

The investment market saw a much slower start to the year with investment volumes reaching £1.2 billion during the quarter - 68% below the 10-year quarterly average. This fall was primarily due to a lack of stock being marketed as the structured lifting of lockdown measures delayed new launches.

Our issue to watch this quarter focuses on how to deliver healthy and safe places that meet the emerging needs of those who work and live in them.
