Welcome to our latest student housing report which looks at how the purpose built student accommodation (PBSA) market is under pressure to meet demand in London.

Key highlights include:

  • More than 210,000 full-time students are unable to access the PBSA market in London, despite the growth in supply over the last 10 years
  • In Zone 1, the development pipeline has fallen from 6,888 beds in 2014/15 to 1,519 in 2017/18
  • With two thirds of university stock built before 2000 there will be pressure to modernise at a time when universities are focusing investment in new academic buildings
  • 10% increase in transaction volumes in the 12 months following the Brexit vote compared to the 12 months before demonstrates the appetite for global investors
  • Continued demand and restrictions on new supply are likely to lead to a further hardening of yields 
  • Forecast shortage of investment stock in the sector.
