H1 leasing volumes were the highest since 2019, albeit activity moderated quarter on quarter.

Vacancy rates increased sharply over the quarter, although the uplift was driven by secondhand space being marketed.

There is an acute lack of speculative development, which will place prime rents under upward pressure and curtail future occupier choice.
