One of Edinburgh's most prominent Grade A office buildings has launched its newly refurbished penthouse suite with stunning views of Edinburgh Castle and the capital's skyline.

Located on the 6th floor of Exchange Plaza, 50 Lothian Road, the new 13,710 sq ft penthouse is one of the largest single floors of office space in central Edinburgh.

The building's full height seven storey atrium has also been refurbished, housing a tree which fills the atrium and a new informal meeting and break out space for tenants. JLL and Knight Frank are acting as joint letting agents.

Other occupiers in the building include Cairn Energy and law firm Burness Paul as well as the newly opened Brewdog bar on the ground floor. A further second floor suite measuring 16,770 sq ft is available and would be refurbished on securing interest.

Edinburgh's office market experienced a record year for occupier take up in 2017, recording over one million sq ft - the highest level since 2001, and demand for high quality office space continues to grow.

Geoff Scott, Associate Director at JLL, said: "Supply for Grade A office space in Edinburgh is incredibly tight amongst the city's corporate occupiers. The refurbished penthouse at Exchange Plaza is one of only four sites in the city that can offer such a large volume of space on a single floor. An added bonus is its unique, unrestricted view of Edinburgh Castle, making it one of the most sought-after offices in the city. The building also provides easy access to the city's business community within the Exchange District and also the hotels, bars, restaurants and retail on offer along Princes Street and George Street."

Lothian Road offers plentiful amenities and has been further enhanced by new eateries and bars including Beer Kitchen, Byron Burger, Bread Meats Bread and Pret a Manger.

Suites at Exchange Plaza also come with shower facilities, cycle racks and car parking spaces.

Toby Withall, Partner, Knight Frank, said: "Exchange Plaza is one of Edinburgh's most prestigious office buildings and commands a high profile at the centre of the Exchange in central Edinburgh where many corporate and Tech occupiers are based. We have experienced good interest in the building as the competition dries up and we continue to offer refurbished space into the market. We are confident of making further announcements soon and already have the ground floor "atrium" suite under offer (1,750 sq ft).
