Development at Thornbury Industrial Park in Bradford continues at pace
Construction work on two new warehouse units to start at end of June
A new speculative industrial development in Bradford is proceeding at speed, according to its developers.Construction is due to start at the end of June at Thornbury Industrial Park, a 25-acre development on Woodhall Road, off Gain Lane, to the east of Bradford city centre.
Elland-based Commercial Development Projects, and its contracting division, Marshall Construction (West Yorkshire) Limited, are due to start speculatively building two highly specified warehouse units of 42,200 sq ft and 33,200 sq ft. This follows on from a new access road connecting to Gain Lane being completed.
The units will be high quality and self-contained and are due for completion in early 2021. The remainder of the site, which is one of the largest in the area allocated to be developed for industrial uses, will be able to accommodate individual units up to 120,000 sq ft in size on a build to suit basis. The site also benefits from Enterprise Zone status, providing occupiers with a range of incentives, including reduced business rates for a period of time. Property consultants JLL and Carter Towler have been appointed joint marketing agents.
Chris Marshall, Chairman of Commercial Development Projects and Marshall Construction, said: “Thornbury Industrial Park has taken a number of years to bring forward and it’s exciting to now be at construction stage and see building works for the two warehouses get underway.
“We are grateful for the support of the West Yorkshire Combined Authority and also Bradford City Council, which has enabled us to make rapid progress on the infrastructure provision.”
Rich Harris, Director of Industrial & Logistics at JLL, commented: “It is great to see new development starting at Thornbury Industrial Park which will provide much-needed warehouse space. With the new access road connecting to Gain Lane now complete, we expect the new development to appeal to a range of businesses in Bradford and Leeds, and to see some real momentum with this scheme over the coming months.”
Ian Greenwood, Managing Director of Leeds-based Carter Towler, added: “Encouragingly given the situation with the pandemic, we are receiving good levels of interest in both the two speculative units and the remainder of the site on a build to suit basis. There is a high degree of resilience within the industrial and logistics sectors which we believe will continue to drive demand resulting in diminishing availability over the short to medium term at Thornbury Industrial Park”
