Topland Group was looking to fund the purchase of a prime residential development site in Birmingham city centre. The site had planning permission for 480 apartments across five towers up to 14-storeys tall, with a gross development value of £120m.

There was a complex ownership structure involving several freehold and long leasehold titles, and significant ground rent payments. The project also included the relocation of an existing occupier which meant phasing the proposed development.
