City Gate represents one of Nottingham’s largest office buildings at just over 175,000 sq ft. Our role was to increase the value of the asset and then carry out a successful disposal.

How we worked together

Our client wanted to exit its investment. The challenge was to enhance the space and maximise returns.

By drawing on our market knowledge and experience of occupier trends, we worked together to successfully put in place a strategy to improve the asset and attract new tenants.

Our project and development services team delivered extensive refurbishments, resulting in over 100,00 sq ft of lettings in 24 months. Alongside this, we aligned an exit strategy using our in-depth regional and national market knowledge of investor activity.

We also analysed market trends and predictions and considered recent major sales in Nottingham to advise on the appropriate timing, pricing point and target market.


Our asset management, refurbishment and letting campaign significantly increased the value of the asset. This was followed by a sales drive, resulting in a price ahead of expectation.

We’re confident our clear lines of communication and cohesive approach reduced management burden and risk and our team has been retained as letting agent by the purchaser.
