"With JLL we were able to develop an innovative approach to creating value by designing an iconic product to lease to WPP before construction began. The Westbridge project has become a flagship in its market and will contribute to WPP's ambitions.”
About the project
The Westbridge project radically transforms a building from the 80s and 90s into a prime contemporary architectural complex that redefines the standards of the local market while standing out from the Levallois office stock.
It offers new user experiences thanks to numerous innovative and flexible spaces spread over 8 floors: food hall, coworking, business flag, break point, panoramic rooftop restaurant, linked to multiple outdoor spaces such as loggias, patios, terraces and rooftop. All of these spaces will be accessible to WPP employees, who have pre-rented the entire building even before the start of construction.
The environmental approach of the project
The environmental approach is at the heart of the project to create sustainable value: A strong architectural identity and a perfect modularity of spaces which perpetuate the building, and is expressed thanks to its capacity to last in the face of changing uses and needs over the years; And by offering exemplary energy performance: the building will be certified Breeam Excellent, HQE Excellent and Well Gold. JLL has been advising Ardian and LaSalle Investment since the acquisition and is managing the transaction within a tight timeframe to reposition the asset for delivery to WPP in 2021.
JLL also assisted the two owners in the sale of the building after its redevelopment. They have sold their stake in autumn 2019 to a joint venture formed by Amundi Immobilier, La Française Real-Estate Partners and the Caisse d'assurance vieill.
