Delivering a net zero carbon office in Edinburgh for Aviva Investors
Aviva Investors appointed JLL to help develop and project manage the redevelopment of a dated office block. We identified financial viability and projected demand for a more substantial and sustainable office development.
The ambition
We were appointed by Aviva Investors to provide development agency advice and project manage the redevelopment of Rosebery House in Edinburgh. The existing 60,000 sq ft concrete building dates back to the 1970s and was no longer fit for purpose.
Our agency team undertook a feasibility study and identified financial viability and projected demand for a more substantial and sustainable office development which would optimise the building’s strategic location beside Edinburgh’s Haymarket transportation hub.
How we will achieve it
Due to complete in 2025, the project will start with the demolition the dated office block, ensuring carbon emissions are minimised during the process. The ambition is to replace this with a highly efficient 158,000 sq ft Grade A office space designed to meet current and future needs and lead the UK market in terms of specification.
JLL recommended that Aviva Investors commit to net zero carbon by designing a fully electric building. Implementing renewable energy which will displace fossil fuels through air source heat pumps and roof mounted solar photovoltaic panels.
Building optimisation and thermal modelling have been used to achieve enhanced building performance and minimise reliance on energy consumption. Fins are incorporated onto glazing on the south elevation to protect against overheating and reduce cooling demands, whilst ensuring maximum daylight enters the suite.
The new development will include a green roof space with spectacular views that will be enhanced by rainwater harvesting for reuse within the building.
Minimal car parking has been incorporated with a focus on electrical recharging points and maximising cycle spaces with high quality facilities to promote active travel in a highly sustainable location.

As signatories to the Better Buildings Partnership Climate Change commitment, Aviva Investors is committed to achieving net zero carbon and we are supporting them in doing this through delivery of a new fully electric office development.
