Assessing development potential
Paloma Capital were seeking strategic advice prior to the acquisition of a vacant warehousing site in Gloucester, to assess its potential for redevelopment. It subsequently purchased the site and our team progressed a detailed application for a mixed-use development though the planning system.
At the same time, the city council was progressing its own regeneration proposals which presented a further challenge to the team.

Our team provided early strategic advice to the client and navigated the proposed development through the pre-application process. Following this, we worked with a large multi-disciplinary project team to coordinate the submission of a major planning application.
Market changes during the process resulted in the loss of a major retail tenant. However, we were able to adapt accordingly and continued to negotiate with planning officers, independent retail advisors and highways officers to secure a recommendation for approval at Planning Committee in December 2019.
Unanimous decision to approve
Our specialist retail advice throughout the process and reports to secure the out of town retail warehouse, which was the subject of robust independent examination, was a strong contributing factor in the successful outcome. Additionally, the team negotiated a reduction of £90k in financial contributions for our client.
