JLL’s Industrial & Logistics team is the retained adviser on the logistics development owned by Prologis. JLL has worked closely with Prologis on the site since conception and after a recent deal with occupier Eddie Stobart, DIRFT II is now 100% let.
JLL advised on the acquisition of a 420,000sq ft rail-connected distribution centre for Eddie Stobart which will be cross-docked and has been designed to achieve BREEAM ‘excellent’ accreditation and an EPC A rating.
JLL is now currently advising Prologis on DIRFT III, the third phase of build to suit opportunities, with 8 million sq ft of rail connected distribution facilities offering unrivalled space from 100,000 to 1.65 million sq ft now available.
In total, there is 400 acres for development with the ability to accommodate approximately 8 million sq ft of floor space.
JLL is appointed as sole property agents on DP World’s London Gateway Logistics Park, one of the largest multi—modal logistics parks in Europe.
Historically, while the vast majority of deep-sea imports enter the UK through South East ports, only 10% of warehousing was in the South East. London Gateway has changed that by bringing warehousing to the port of entry, significantly reducing supply chain costs for global businesses and offering a quicker, more reliable and greener way to transport goods. Analysts have estimated that 65 million road freight miles will be saved each year.
The site is built to accommodate the world’s largest container ships and is capable of handling 3.5 million TEUper annum. There is the potential to provide some of the largest and highest logistics buildings in Europe with 15 million consumers located within 80 km of the site.
Recently, JLL advised DP World on a joint venture with Prologis for a 316,000 sq ft distribution centre at London Gateway. The site will have port, road and rail connectivity.
JLL has been advising IDI Gazeley on their flagship UK logistics and distribution park, Magna Park in Milton Keynes, since planning consent was granted in 2005.
Magna Park offers up to 4.2 million sq ft of Grade A, sustainable distribution space
JLL was tasked with sourcing tenant and investor interest in the scheme. The first success for the park was seen in 2006 when we secured the first pre-let for the scheme (and also the country) with a 651,000 sf ft distribution centre to John Lewis. Having landed this first major pre-let, JLL’s Industrial Investment team successfully marketed and secured a pre-commitment to purchase the John Lewis Investment at Magna Park from the Crown Estate.
Most recently, JLL advised IDI Gazeley on a forward funding deal of a distribution warehouse which represented a record initial net yield of 4.64%. This was the biggest forward funding deal of the year as the agency team completed the letting to Waitrose.
