JLL were instructed by TH Real Estate to secure an off-market site in the Docklands. The site includes planning permission for a circa 130,000 sq. ft. powered shell data centre, our client is forward funding the construction and JLL were instrumental in the delivery of the package.
JLL have since been instructed to let the scheme to a single occupier on a long lease providing extra value for the fund and our client.
JLL acquired the Freehold interest for our client from Wellcome Trust with a long lease to Infinity SDC. JLL undertook full due diligence on the asset incorporating a review of each contract and existing occupier step-in rights. JLL's consultancy was key in ensuring the asset met the investment requirements for the client.
JLL undertook a strategy review of a large London data centre portfolio advising the client on their existing assets including a consolidation review. As a part of the instruction, JLL renewed key interests in the Docklands and looked at options for deploying a new primary European facility. The analysis included reviewing and advising on: colocation, turnkey solutions, powered shell and raw land acquisition to deliver a multi megawatt data centre. JLL provided full financial modelling for all options to help determine the strategy and align with the network and technical requirements of the business.
