UK Property Index Q1 2017

​Executive Summary UK Property Index Q1 2017. 

  • Total returns accelerated in Q1 2017, rising 2.1%, bringing annual total returns at 4.9%
  • A positive yield impact combined with a rise in rental growth led to increasing capital values in Q1 2017
  • The industrial sector showed the strongest performance over the quarter, returning 3.5%. Returns in the office and retail sector were also positive, at 2.1% and 1.5% respectively
  • Rental values increased over Q1 by 0.7% (highest since Q4 2015), bringing annual rental growth to -0.8%
  • Secondary properties edged out prime properties in Q1, with total returns on higher yielding 'value' properties at 2.2% compared to 2.1% for 'growth' properties
  • Looking at other asset classes, equities have outperformed over the past 12 months, followed by gilts and then property
  • London & South outperformed relative to the rest of the country, returning 2.4% compared to 1.9% in Rest of UK.
