The Western Corridor Industrial and Warehouse Market Report: Spring 2011 provides an outlook for the year ahead as well as a review of H2 2010 market statistics. 
The outlook is positive. Take up in H2 2010 was higher than at any time since 2006, with grade B space experiencing the strongest demand. We expect the beginning of a decline in vacancy rates in 2011. Rents are likely to remain broadly static until 2012 with the exception of Heathrow, where there is some prospect of growth for the best located space. There were a small number of pre-lettings in the latter months of 2010 and we foresee further examples in 2011, along with renewed interest in speculative development.
