New industrial scheme set for M1 corridor

Nottingham, 11th October 2011 – Jones Lang LaSalle and FHP have been instructed to market a brand new development of three industrial units at Keys Road, Alfreton, just off the A38 and under three miles from junction 28 of the M1.
Called Access Point, the new scheme will offer warehouse/industrial units on a design and build basis. Detailed planning consent has already been obtained for buildings ranging in size from 10,500 sq ft to 33,120 sq ft.
James Keeton, associate director at Jones Lang LaSalle says, “The level of take-up and subsequent lack of good quality units on the M1 Corridor has been well publicised recently and this new scheme will aim to address the balance.  There remains demand in the market for this area and the scheme has been positioned to meet current demand of the occupier.”
“The existing building on the scheme will be demolished and subject to commitment, with planning in place, Access Point will be able to deliver new units, tailored to the requirements of the occupier within a short timeframe”.
“We have seen the Design and Build market continue to grow in the UK.   According to our research, in the first quarter of 2011, Design and Build accounted for 65 per cent of the floorspace taken-up compared with 35 per cent for speculative floorspace”.
Tim Gilbertson from FHP adds, “The strength of this scheme will undoubtedly be its excellent location.  Providing quick access to the A38 and therefore within moments access of Junction 28 of the M1, but equally well set for rapid travel to the centre of Derby and further to Birmingham along the A38.  We expect the scheme to be well received in the market place at a time when stock levels are undoubtedly diminishing. 
No one can argue that the market is anything but tough, and certainly has been for the last few years but what stock has been available is moving and there is little supply in the pipeline. 

 With the fantastic setting that this scheme has with main road prominence offered in a well designed and constructed layout, we do anticipate good interest and look forward to progressing interest quickly with marketing now quickly getting into gear.”
