Speciality Chemicals Manufacturing Facility near Cardiff - FOR SALE

Cardiff, 1 December 2011 – On the instruction of Clariant, a global leader in the manufacture of speciality chemicals, the Cardiff office of Jones Lang LaSalle has been instructed to market a ‘speciality chemicals’ manufacturing facility in Church Village, near Cardiff, South Wales, UK.
This specialist production unit comprises a series of purpose built units comprising 91,435 ft sq ft on a secure site of 7.59 acres.  Originally established in the 1970s by Nipa Laboratories, the plant produced a range of ‘Paraben’ preservatives and antioxidants.  The site was acquired by Clariant in 2000 with significant capital investment resulting in the expansion of production volumes and the introduction of new polymer processes to the site.
Nick Fordham, Country Head UK & Ireland for Clariant Services UK Ltd., commented that production is due to cease in mid-2012: “This plant offers an opportunity to secure a specialist facility with plant and machinery potentially available by separate negotiation, which could be adapted to meet other related manufacturing processes.”
This property will be marketed on a global basis said Chris Sutton, Director of Jones Lang LaSalle, who is co-ordinating the marketing strategy: “Working with the Welsh Government we will be first targeting the chemicals and pharmaceuticals sectors of industry whilst reaching out to the regional market and having regard to redevelopment options arising from its proximity to the recently opened £90 million Church Village by-pass.”

The property comes to the market on a freehold basis with offers invited in the region of £3 million.
