Jones Lang LaSalle Sell unique Waterfront Site in Southampton

Southampton, 22nd January 2013 –Jones Lang LaSalle’s Southampton office has sold Dibles Wharf, Belvidere Road, Southampton have sold the unique waterfront wharf opportunity to local investor Merlin Real Estate Investment.

The strategic 4 acre site has its own river and gut berth. The property itself comprises of a concrete wharf with a sheet- piled quay, 2 weight bridges and accesses on to Belvidere Road, 4 temporary buildings for offices and mess rooms, 30,000 sq ft of industrial and warehouse premises and a small workshop.
Matthew Poplett, Director of Jones Lang LaSalle’s Industrial and Logistics Agency team in Southampton said “Dibles Wharf is a very important strategic waterfront site in Southampton. It has excellent access on to the River Itchen which links to Southampton Water and the Solent. We expect to find another leasehold occupier for the site very quickly. We had a number of under bidders on a freehold basis and suspect some of these might consider this unique opportunity on a leasehold basis as well”. 
Southampton City Council Local Plan identifies the property as with an area safeguarded for the provision of wharfs and quays for the import and sea won aggregates, boat building, boat repair and maintenance and other uses reliant upon the waterfront.
