Schools site could be top of the class for right developer



Glasgow, 11 February 2013
- A former schools site in a prime location has been brought to market as a redevelopment opportunity by Jones Lang LaSalle on behalf of Perth and Kinross Council.

The Cherrybank Schools site, on Glasgow Road, Perth, has been split into two lots of 0.61 acres and 0.18 acres and is offered for sale as individual lots, or preferably as a single plot.

The site, which benefits from access into an established residential area, is situated a mile to the west of the city centre.

The larger section of the site is currently occupied by the former special needs school building, and the former school house, a stone-built, traditional Victorian villa providing accommodation over two levels and enjoying an elevated position with views over the Craigie Hill Golf Course.
 
The former school building comprises a 1980s purpose-built property over a single level, surrounded by a large playground and garden. It is anticipated that new build residential units - either apartments or detached homes - could be sited on the land currently occupied by the former school building if it is demolished.
 

The former school house, which is suitable for renovation, comprises a kitchen, dining room, lounge and bathroom at ground floor level and three bedrooms at first floor level.

The second, smaller portion of the site fronts onto Glasgow Road, one of Perth’s main arterial routes. It is occupied at present by another former school building, comprising single-storey traditional stone-built accommodation with a pitched roof. Internally, the layout comprises former school accommodation with an open-plan classroom / hall area and ancillary kitchen, cloakroom and toilet facilities to the rear. Pedestrian access is provided to Glasgow Road. The property would be suitable for a number of uses such as residential, small business, healthcare, nursery or a fitness studio.

Cherrybank School is a ten minute drive from Perth city centre and has excellent links to Scotland’s motorway network including the A9, M90 and A90. Ninety per cent of Scotland’s population can be reached in a 90-minute drive from the site, with Perth situated an hour from Edinburgh and Glasgow.

A closing date for the sites will be set and interested parties will be notified of arrangements. Perth and Kinross Council would prefer the site to be sold as a single lot, however offers are also invited for individual lots.
