JLL's South East Office Agency team secures 15,850 sq ft letting at Maxis, Bracknell


17 December 2015 – Following the 11,000 sq ft letting earlier this year to Morgan Sindall Group, HiFX Europe Limited has signed on 15,850 sq ft at Maxis Bracknell, the office campus owned by funds managed by Oaktree Capital Management, L.P. (Oaktree) and Hines.

HiFX, part of the 3rd largest money transfer company in the world, is moving its office headquarters from Windsor to Bracknell.  Matthew Knowles, CEO at HiFX said: "Maxis is a contemporary building and we felt this was really befitting of our culture and personality, whilst also offering quality space and amenities for our business going forward." 

This letting reinforces the multi-let strategy for Maxis 1 which includes an on site café with space to let now from 10,000 sq ft to 68,000 sq ft.  A single tenant is sought for the 101,000 sq ft Maxis 2 and there is the potential to expand on to the Maxis 3 site which could provide a further 79,000 sq ft.  The typical floorplate in Maxis 1 and 2 provides over 22,000 sq ft of top quality, air conditioned office space.

Since purchasing the scheme Oaktree and Hines have substantially repositioned the asset including securing a revised planning consent meaning the buildings can offer an excellent car parking ratio of 1:241 sq ft.  The buildings have also been refurbished with a full replacement of the glazing, the remodelling of the reception areas and the creation of the Caffe Kix coffee bar.

Bracknell is the setting for a major town centre redevelopment with The Lexicon development which will provide 580,000 sq ft of new retail and leisure on site and scheduled for completion in Spring 2017.

Rajeev Rajput of Hines UK said: "We are delighted that HiFX are joining the growing community at Maxis.  Our multi-letting strategy at Maxis 1 is proving effective and we are confident of further lettings in a market of fast shrinking Grade A supply.  Reflecting the reducing stock we are increasing our quoting rental from the beginning of 2016 to £24.50 per sq ft pa ex which still offers a substantial discount to other Western Corridor locations."
