Double Deal for Eliburn Industrial Park


EDINBURGH, 23 July 2015 – Marionville Models, suppliers of specialized remote control models, and Knightsridge Garage Services have both relocated to newly completed accommodation at Eliburn Industrial Park in Livingston.

The Edinburgh and Livingston firms are hot on the heels of Shine Cleaning to move to the speculative scheme built by Gladman, which features two terraces of starter units. Four units have now been let, leaving up to twelve units of various sizes from 1,141 to 9,300 sq ft which are available to lease or purchase.

Marionville Models, which has been supplying radio controlled models from its shop in Edinburgh for over 40 years, has moved from its current premises on Turnhouse Road, signing a ten year lease for 1,141 sq ft in Unit 2 at a deal close to the quoting rent of £6.50 per sq ft per annum.

Family-run Knightsridge Garage Services, which has been serving Livingston and beyond for around 20 years, has relocated from Knightsridge Industrial Estate, signing a ten year lease for 2,374 sq ft in Units 4 and 5.

With independent access directly from Appleton Parkway, Eliburn Industrial Park is conveniently located close to junctions 3 and 3A of the M8 motorway, and to the north west of Livingston town centre. Both Glasgow and Edinburgh are just a short distance away, and a number of other key UK cities are easily accessible by road.

JLL and GVA James Barr are jointly marketing the scheme for the owner, Gladman. They are also marketing a 1.2 acre site for sale, which is adjacent to the starter unit scheme with planning consent for industrial development of circa 20,000 sq ft.

Given that Eliburn is the first speculative development in Livingston for a number of years, it's clear that there is good demand for high quality and affordable industrial property within West Lothian. We're in discussions with a number of other local businesses about relocating here, and we expect the remaining units to fill up fast."
