Edinburgh, 18 April 2013 - Planning consent has been granted for the development of West Edinburgh Business Park – a 1.69 hectare business development on the western periphery of the capital, which will be the first speculative industrial development of its kind since 2008.
The initial phases one and two of the project, will see 52,452 sq ft of modern industrial units in four terraces with consent for Class 4 (Business), Class 5 (General Industrial) and Class 6 (Storage and Distribution) space, including an allowance for 20% of the floor area to be used for trade and retail. Phase 1 is estimated for completion in spring 2014.
Plans for the remainder of the site remain flexible, with design and build opportunities available from 10,000 to 40,000 sq ft.
West Edinburgh Business Park is being developed by J Smart & Co (Contractors) PLC, on the former Pentad site in West Edinburgh. Situated on the south side of South Gyle Crescent, the park’s surrounding area is predominantly business orientated, comprising a mixture of headquarter office buildings and modern industrial warehousing. Retail outlets are also close by at the Gyle Shopping Centre. The area benefits from excellent commuting links to the A720 City Bypass and its junctions with the both the M8 and A8, providing direct access to the M9 and A90/M90. Edinburgh Airport is easily accessible via the A8 and the South Gyle and Edinburgh Park railways stations are in close proximity, with transport links to be further enhanced by Edinburgh’s tram network.
Each unit in the development is set to benefit from a specification including power floated concrete floors, profiled metal sheet roofing incorporating approximately 10% translucent light panels, and a generous secure communal loading yard, with allocated parking bounded by metal palisade fencing and security gates.
David Smart, Development Director at J Smart & Co (Contractors) PLC, commented: “We are pleased to have secured planning permission for Phases one and two of our latest industrial development and we are encouraged by the level of market interest in west Edinburgh for flexible industrial units and potential design and build opportunities.”
Kirsty Palmer, Associate Director for Jones Lang LaSalle, commented: “The speculative development of West Edinburgh Business Park is a good sign that Scotland’s industrial market is in good health despite ongoing economic volatility. We’re confident that occupiers will be attracted by these new competitively priced units. Located in one of Edinburgh’s most popular out of town business hubs, the finished development will open up a range of opportunities to new and existing businesses in the area.”
Niall Burns, Partner at Burns & Shaw commented: “Over the last 12 months we have seen a regular flow of enquiries for modern industrial warehousing under 5,000 sq ft but also for a number of be-spoke requirements for unit sizes ranging from 10,000 to 40,000 sq ft. West Edinburgh Business Park is equipped to cater for both.”
The new units will be available to lease on a full repairing and insuring basis, and full quoting terms, including rent, are available from joint agents Jones Lang LaSalle and Burns and Shaw.
