Prime Office Space Available in Top Glasgow Location

Building set to undergo major refurbishment following sale

Glasgow, 16 April 2015 – Modern office space in the heart of Glasgow's business district is available to let, with a major refurbishment of the accommodation set to go ahead.

JLL and Cushman & Wakefield have been appointed to jointly market the vacant 10,859 sq. ft. fourth floor at 150 St Vincent Street following the building's recent sale to private equity firm Benson Elliot.

The new owners will undertake a comprehensive refurbishment of the common parts in the building, with a complete remodelling of the entrance and reception area.

Significant work will also be done to the fourth floor to transform it into one of Glasgow's top office spaces – with a specification including raised floors, air conditioning, suspended ceilings and modern LED lighting.

Alistair Reid, Director, JLL, said: "The extensive refurbishment, combined with the building's strong central location and a direct landlord lease, means we expect interest in the fourth floor to be high."

"A real focus has been placed on delivering strong occupier amenities, including showers and changing areas for runners and cyclists."

Andy Cunningham, partner, Cushman & Wakefield, added: "Glasgow Central and Queen Street train stations are both located a short distance from 150 St Vincent Street, which occupies a prime corner position in Glasgow's core business district."

The building – home to JLL's Glasgow office – benefits from a number of nearby bars and restaurants, including one at the same address. Previously known as The Living Room, the site is set to re-open as The Slug and Lettuce.

Other occupiers include Allianz, Towergate Insurance, Irwin Mitchell and Monster Worldwide.

150 St Vincent Street is being asset managed by Cube Real Estate on behalf of Benson Elliot.
