JLL acts for HCA in disposal of former Sandwell College


BIRMINGHAM, 9th March, 2015 - JLL has completed the second of a two-part disposal of the former Sandwell College on behalf of the Homes & Communities Agency (HCA).

The Jalaliah Educational Trust has purchased the locally significant, Grade II listed building inn West Bromwich High Street, formerly used by the college, which is to be refurbished and used as a private secondary school.  It will also provide some community facilities when the works are completed.

JLL disposed of the first part of the former College site in 2014 to the University of Wolverhampton who are already constructing a striking new Technical College which will specialise in training young people to become healthcare workers.
 
Philip Farrell, associate director of the development consulting team at JLL said: “This has been a long and complex disposal, taking a number of years to complete, however it's a good outcome for all parties to see this site continue in its long history of education.  

 “We have acted on behalf of the HCA on a number of disposals recently, all of which require sensitivity and often long consultation processes with local communities and third parties to agree on the best route forward."

Following JLL's marketing of the first residential plots at Bilston Urban Village, the HCA and Wolverhampton City Council have recently named Kier as the preferred bidder. The planning application is due to be submitted in Summer 2015 for 77 units on the 2.2 hectare site.

Philip Farrell added: "This first plot sale to Kier is a great achievement for the HCA and Wolverhampton City Council as the majority of this site has lain derelict for decades. Yet it is now on course to deliver well over 400 homes over the coming years”.
 
JLL also recently disposed of the 2.2 acre Lex site on Walsall Waterfront on behalf of the HCA.  This was sold to Walsall Council who intend to build on the momentum created by the new cinema and restaurant development that is currently under construction on the adjacent site, which itself was also facilitated by the HCA.
 
Further HCA assets JLL is currently marketing include three residential sites in Telford and a six acre site in Knowle, all of which have received considerable interest, with preferred bidders expected to be announced soon.

"The HCA’s land holdings are some of the most complex in the region and it is often the case that if they didn't invest time, effort and resources these sites would never come forward for development.  Thankfully these efforts are now seeing fruition as there is clearly a new appetite for investment in the region and positive economic growth is opening up the market for further disposals.  This helps significantly when working on more complex sites which are clearly hugely important to local communities."
