Action on Hearing Loss takes 4,000 sq ft at Anchor Court, Cardiff

Move leaves just one unit available at popular office building

Cardiff, 18 February 2015 – The Welsh arm of national charity Action on Hearing Loss (formerly RNID) has taken space at Anchor Court, Cardiff in a deal brokered by leading property consultants JLL.

Action on Hearing Loss Cymru has recently taken 4,110 sq ft on the ground floor (north block), leaving just 5,773 sq ft available in the 34,000 sq ft building.

The charity has signed a five year lease and will be using the space as part of its expansion plans as it continues to grow its services in Wales.

Rhydian Morris, director in JLL’s Cardiff office, said: “This deal is a sign that confidence in the commercial property market is continuing and that more and more businesses are on the look-out for bigger premises to house their staff, now with an emphasis on quality and convenience.”

Richard Williams, director at Action on Hearing Loss Cymru, commented: “Anchor Court fits our needs perfectly; the space itself is excellent and will allow us to grow the charity as we continue to provide more and more services across the country.

“As well as affordable rent, the office comes with far more car parking spaces and meeting space which is important to our staff, volunteers and service users.”

Action on Hearing Loss Cymru will move into its new offices in February, joining existing tenants Estyn (School Inspector for Wales), Maritime & Coastal Agency, charity Chwarae Teg and professional services consultancy, Begbies Traynor.

John James, director at joint agents Fletcher Morgan, said: “The calibre of tenants at Anchor Court is testament to the quality of this purpose-built building and we expect the last remaining unit to be snapped up very quickly. It is a fantastic city centre location with the added benefit of car parking, which is will appeal to a wide range of businesses looking to move their operation.”

The remaining office space on the first floor (south block) can be let as a whole or split into units from 2,260 sq ft. Tenants will benefit from an intercom system, designated reception areas and lift access, as well as VRV air conditioning, gas-fired central heating and kitchen facilities. The building has an EPC rating of C52.

Anchor Court is located in a prominent position close to Cardiff city centre and the M4 motorway. There are a number of nearby amenities including coffee shops and restaurants, a hotel and a public house.

JLL and Fletcher Morgan are joint agents for Anchor Court.
