Bluefin Insurance commits future to Edinburgh Park

Bluefin Insurance has relocated to new offices at Edinburgh Park in West Edinburgh.

Edinburgh, 18 December 2014 – Bluefin Insurance Services, one of the UK’s leading insurance brokers, has relocated to new offices at Edinburgh Park in West Edinburgh.

Bluefin has signed a seven year lease with landlord Clearbell Capital LLP to occupy 3,500 sq ft of office space at Leven House, 10 Lochside Place, relocating from its previous office at 3 Lochside Way.

The deal means that Leven House is now 80% occupied, leaving just one vacant suite of 2,500 sq. ft. available within the building, which was refurbished in 2013. The building is now one of only two buildings within Edinburgh Park than can accommodate a leasehold requirement of this size, following a surge of letting activity, particualrly amongst financial and professional services firms, over the past two years.

Based in South Gyle, Edinburgh Park is Scotland’s largest business park - a 58 hectare development that is home to a range of different occupiers. Located to the west of Edinburgh city centre, Edinburgh Park is easily accessible by road and public transport, and is just a short drive away from Edinburgh airport.
JLL and Monatgu Evans acted on behalf of Clearbell Capital LLP. Bluefin Insurance Services Ltd was represented by Lambert Smith Hampton.

Cameron Stott, Director for JLL, commented: “The Edinburgh Park success story shows no signs of abating. Clearbell’s refurbishment of 10 Lochside Place to Grade A specification has paid off, attracting interest from a wide range of corporate occupiers. The demand for space at Edinburgh Park is being driven by a combination of factors – lower costs compared to city centre office space, the quality of the business environment, and its accessibility with first class private and public transport links, including the tram network.”
