Bids in excess of £400,000 sought to continue as entertainment venue or for redevelopment

PAIGNTON, Devon 20 October 2014 – A landmark pub and nightclub on Paignton’s seafront has been brought to the market by leading property consultancy JLL.

Bids are being sought for the former Lighthouse venue on Esplanade Road on either a leasehold or vacant possession freehold basis.

The property benefits from a premises licence with permitted opening hours until 3am seven days per week but would also suit redevelopment and a variety of alternative uses, particularly given its prominent and central location in the town.

Offers in excess of £400,000 will be considered for the freehold purchase of the site, which comprises a three storey detached premises, including 2 self-contained flats, an additional basement and an overall building footprint of 5,678 square feet/ 527 squares metres on a plot on 0.42 acres.

The building, which is in need of repair, includes a ground floor open-plan bar and dining area with a kitchen and washroom, plus a further raised dining area, split level dancefloor and additional WCs. The first floor provides for a nightclub and bar, with a separate entrance and ticket hall, in addition to various store and office rooms. The second floor comprises two independent flats, one with internal access.

Externally, there is parking for six vehicles and an external patio and decking area to the South overlooking the Green and beyond to the sea.

Michael Easton, associate director in JLL’s Hotel and Hospitality team in Exeter, said:

“This is a well-known venue in Paignton and offers some really exciting possibilities for development, either offering it a new lease of life as a pub, restaurant or nightclub, or for complete transformation. Retail, residential or commercial uses would all be possible, thanks to its prominent and popular location in the town.”

JLL’s Exeter office is handling the sale or letting on behalf of clients jointly with local commercial agents Bettesworths. Best bids on both a freehold or leasehold basis are invited by midday on Friday 7 November 2014.

Offers may be made either conditional or unconditional on planning.
