JLL advises Redcats on sale of land near Wakefield

Site acquired by Ben Bailey Homes for residential development

LEEDS, 15 October 2014 – Catalogue retailer Redcats (UK) Ltd, advised by JLL, has successfully sold 11.1 acres of surplus land on a site near Wakefield, West Yorkshire to house builder Ben Bailey Homes for an undisclosed sum. Redcats has retained the remainder of the site for its distribution warehouse, operated for the French fashion mail-order brand La Redoute.

Situated on Standbridge Lane in Kettlethorpe, planning consent was gained in 2013 to develop the site in to 129 residential units ranging from two-three storey dwellings with a mix of terraced, semi-detached and detached houses. Sold by informal tender, the site received interest from both local and national house builders.

Craig Roberts, Head of Legal & HR at Redcats, said: "Our planning consultants, Johnson Brook, designed a new residential scheme that both complements and supports the future development of the site.  Consequently, the sale of the land, which is surplus to our own requirements, received a good level of interest from potential purchasers."

Guy Ackernley, head of residential in JLL's Leeds office, added: "This site, when redeveloped, will provide good quality residential properties located just a few miles from Wakefield city centre and the M1 motorway."

Claire Roberts, consultant solicitor, advised Redcats and Rosemary Edwards of Shulmans advised Ben Bailey Homes.
