Just 3,000 sq ft left at Colchester Avenue Industrial, Cardiff

High demand for small units is starting to put pressure on supply

Cardiff, 01 October 2014 – Cardiff is facing a lack of small-scale industrial units according to leading property consultancy JLL, following a run of recent deals in the region.

Colchester AvenueThe latest letting, brokered by joint agents Fletcher Morgan and JLL, leaves just 3,000 sq ft available at Colchester Avenue Industrial Estate in Cardiff.

Heather Lawrence, senior surveyor at JLL warns that demand for small – scale industrial units is beginning to outstrip supply.

She says: “The welcome upturn in the market means there has been a significant increase in demand for units ranging from 500 to 3,000 sq ft in size.

“Whilst this is hugely encouraging in terms of the regional economy it does mean that Cardiff in particular is seeing a shortage of small industrial units.”

Matthew Jones, graduate survyor at Fletcher Morgan, said: “The majority of high quality and centrally located units in Cardiff have been snapped up, meaning occupiers are having to look beyond the city’s boundaries to find the premises they need.”

Unit J5 at Colchester Avenue has been let to W & S Wholesale Ltd, leaving just one unit available on the 30,000 sq ft estate. The firm has taken the space on a new ten year lease.

Colchester Avenue Industrial Estate is located on Colchester Avenue, with good access links to Cardiff city centre and the A48/M4 motorway.

Just one, 3,000 sq ft unit remains on the estate, having the benefit of roller shutter door access and a separate pedestrian entrance, loading area and designated parking area.
