City centre office scheme secures full occupancy with new letting

HLN Group takes lease across two floors

CARDIFF, August 2014 - Joint letting agents Emanuel Jones and JLL have secured a letting at 14 Cathedral Road, a newly refurbished office scheme in Cardiff city centre, meaning the building is now fully let.

HLN Group has entered into a lease for 5,325 sq ft over the second and third floors. HLN Group is a multi-disciplinary design practice with over 40 years’ experience, operating across the UK with offices located in London, Essex, Redditch, Reading and Cardiff.

The group’s range of services includes architecture, interior design, civil, structural and environmental engineering and expert witness services.

14 Cathedral Road is a purpose-built, five-storey office building at the city centre end of Cathedral Road, benefitting from a manned reception, passenger lift, onsite parking, open plan office space and an outlook over Sophia Gardens to the rear.

The building, which was recently refurbished, is within easy walking distance of the city centre, providing access to the main shopping areas located off Queen Street, and Cardiff landmarks, which include the Millennium Stadium and Cardiff Castle.

Matthew Wright, surveyor at JLL, said: “There has been a marked improvement in confidence across the Cardiff office market in 2014 and this has been reflected in the level of take-up in the first and second quarters. Properties on Cathedral Road are well positioned to take advantage of this and we have seen several recent lettings in this part of the city.”

Rhys Williams, of Emanuel Jones, said: “The letting provides further confirmation of the increasing demand for offices in Cathedral Road which has seen a significant improvement in the last few months. It also vindicates the client’s decision to provide a high quality refurbishment here on a speculative basis.”

Tom O’Brien, director at HLN Group, said: “We are delighted to have secured office space at 14 Cathedral Road as it has allowed us to relocate our team from the outskirts of the city centre to a more central location, which is ideal for meeting clients and attracting high calibre staff. In addition, the open plan office environment means that teams across the group can work together more easily. This move forms a key part of our strategy to promote HLN Group as a leading multidisciplinary design practice.”
