Deal leaves just 2,000 sq ft available at Swift Business Centre in Cardiff

Penultimate unit taken signalling rise in demand for city centre industrial space

CARDIFF, 06 August 2014 – Leading property consultancy JLL has secured a deal at Swift Business Centre in Cardiff, leaving just one 2,020 sq ft unit available to let.
Laulax, a high quality sock brand which has relocated from Cardiff Bay Business Centre, has taken the penultimate unit at the business centre, situated at the popular Ocean Park.
The deal signals a rise in the demand of good-quality industrial space close to Cardiff city centre, particularly units below 2,000 sq ft.

The firm, which currently employs three people, will be using the space as a warehouse and for retail and wholesale purposes. They have taken the 860 sq ft unit on a three year lease and hope to be able to grow the team to six over the next three years.
Laulex joins the park’s most recent tenant, Balneo Bathrooms, and vehicle parts supplier Spartan Motor Factors Ltd which started in a 640 sq ft unit and has taken additional space totalling 2,020 sq ft.
Heather Lawrence, senior surveyor at sole agents JLL, said: “Swift Business Centre is the perfect place for small and start-up businesses. There is growing optimism in the market which is encouraging entrepreneurs to take the plunge and giving smaller new businesses the confidence to expand.
“A majority of the units at the park come under the current Welsh Government’s policy on rates relief, so in most cases, companies here achieve a discount on their business rates – which of course is a huge bonus.”
Jack Liu, director at Laulax, said: “Fortunately for us, Swift Business Centre had everything we were looking for without having to break the bank. It is a great size space and has a large entrance suitable for big deliveries, which was one of our requirements.”​
