Beacon guides businesses to high-spec office space

£2m refurbished accommodation now available

GLASGOW, 19 June 2014 – One of Glasgow’s premier business addresses is set to welcome tenants after undergoing a £2m refurbishment.

The Beacon, located at 176 St Vincent Street, has six floors available to rent at c. 4,500 sq. ft. per floor and a penthouse floor of 2,380 sq. ft. to give a total available space of 28,694 sq. ft.

The newly-refurbished accommodation is being brought to market by JLL and Ryden on behalf of Aviva Investors.

Colin McGhee, JLL, said: “The Beacon is a fantastic building in a striking location and is ideal for businesses looking to secure high-grade office space.

“Situated in the heart of the Central Business District, tenants will have a number of amenities – including shops, banks, restaurants and bars – on their doorstep, making the Beacon a hugely attractive proposition.”

Both Glasgow Central and Queen Street train stations are minutes away, while there is also easy access to the nearby M8 motorway.

Tenants are being sought on 10-year leases, with a quoting rent of £22.50 psf. on typical floors and £24 psf. in the penthouse floor.
Ewan Cameron, Ryden, said: “The open plan office space is virtually column free, meaning tenants have the flexibility to make the space their own.

“There has also been an energy efficient heating and cooling system installed, and the building has an EPC rating of C.”

The refurbishment was project managed by JLL’s Building and Consultancy team, with architects 3D Reid leading on design.

JLL is acting as joint letting agents with Ryden.
