Chancerygate’s Stockport speculative development enters second phase

JLL and Davies Harrison appointed to market 80,000 sq ft at S.Park industrial development

Manchester, 05 June, 2014 – Property consultants JLL and Davies Harrison have been appointed to market 80,560 sq ft for the second phase of speculative development at S.Park in Stockport on behalf of Chancerygate.

The second phase is one of the few speculative schemes currently on site in the North West and 14 units, ranging from 1,000 up to 26,000 sq ft, will be available for occupation on a freehold or leasehold basis from July 2014.

The development’s first phase, which was completed in summer of 2013, comprised of five units totalling 48,600 sq ft. The majority of the units in the first phase were sold or let while under construction.

Mark Sillitoe, director industrial and logistics at JLL, said: “The success of the first phase at the development has led to this significant second wave of building work for the 14 units, a number of which are already attracting strong interest.

“The return of speculative development to the North West marks a significant turning point for the market. There’s a wealth of businesses looking to relocate and a continued lack of high-quality stock and this is driving demand. We’re finding that many investors, developers and funders have a renewed interest in the region given the opportunity available.”

Alastair King, property director at Chancerygate, said: “Chancerygate are pleased to be investing further into this prime industrial and warehouse park following our successful pre-letting and sales of the first phase. The speculative new units are primarily designed for local and national occupiers looking to own their own facility and we are delighted with the early interest we have received.”

JLL will act as joint agents on the development alongside Davies Harrison.
