Opportunity for developers to be in the 'Knowe'

Category B listed building for sale in Scotland's newest city

GLASGOW, 20 May 2014 – A prime development opportunity in the heart of Perth offering spectacular views over the River Tay and city centre has gone on sale.

The 6,695 sq ft Knowehead House, located on Dundee Road between Perth Bridge and Queen’s Bridge, is being brought to market by JLL on behalf of Perth and Kinross Council.

The property – built in 1852 – consists of a large villa comprising two-storeys to the front, three-storey to the rear, a single storey basement and wing to the north.

The Category B listed building has most recently been used for residential accommodation and currently contains 10 studio-style flats and a one-bedroom flat.

Nina Stobie, associate director at JLL, said: “This is a unique opportunity for developers. The building is suitable for conversion into a range of uses, including residential space, serviced offices or even a small hotel.

“Perth & Kinross Council has recently upgraded the windows throughout the property, which benefits from a highly accessible location on Dundee Road.”

Situated within the Kinnoull Conservation area, the stone-built property sits in mature garden grounds which extend to 0.61 acres.
Perth, which gained city status in 2012, has excellent transport connections, with the A9, M90 and A90 all close by. These connect the city to the rest of Scotland with Dundee only 22 miles away, Edinburgh 43 miles and Glasgow 61 miles. 90 per cent of Scotland’s population can be accessed within a 90 minute drive.
Knowehead House’s close proximity to the city centre means there are also number of amenities within easy reach.

Offers over £300,000 are being sought for the property. A closing date will be set in due course, and any interested parties are invited to contact Nina Stobie.
