Eden House fully let as United Communities moves in

Demand for out-of-town office space expected to increase


BRISTOL, 23 April 2014 – Eden House, situated at Eastgate Office Park, is now fully let as Bristol-based housing association United Communities relocates from Filton Avenue.

The organisation joins IT services company Softcat, which also has offices in Marlow and Manchester.

The deals, brokered by property consultants JLL on behalf of Summerfield Developments, which owns Eden House, sees more than 9,500 sq ft let at the Park which is situated next to Eastgate Retail Park and IKEA, just a minute’s drive from the M32.

United Communities, which has taken 6,300 sq ft at the Park, has relocated its finance, corporate services and business development teams. The customer service teams will move from their current office by May 2014.

Steve Lane, senior surveyor at JLL’s Bristol office commented: “We are finding that there is high demand for well positioned out-of-town locations that have good parking and amenities and are easily accessible to the motorway network. With little speculative building taking place around the city, there is a real need for quality office space and it will be offices, such as at Eastgate that perform well.
“As market confidence continues to improve, we expect demand to increase and this will be exacerbated by activity within the nuclear sector in the light of Hinkley C.”

Oona Goldsworthy, chief executive of United Communities said: “Eastgate Office Park is an ideal location for us as it lies right in the middle of our core communities in Bristol; Horfield, Easton and St. Pauls. We provide a service to the local community so it was really important that we remained accessible, both for our staff and our customers – the good cycle routes and onsite car parking make this achievable.”
Dave Frank, facilities manager at Softcat, continued: “We hope to expand our team of 20 to 60 in the next two to three years so we knew we’d need a bigger space that was close to Bristol city centre but also far enough out that it provided a good number of onsite parking spaces. Eastgate was perfect for us as we will be close to the M4 and only a few hours away from our head office in Marlow.”
