Construction starts at West Edinburgh Business Park

Edinburgh, 26 November 2013 – Construction work has commenced at West Edinburgh Business Park development – a 1.69 hectare business development on the western periphery of the capital - the first speculative industrial development of its kind in the city since 2008.

Phase One will provide 2,440 sq. m (26,264 sq. ft.) of modern industrial accommodation in two terraces with unit sizes from 305 sq. m (3,283 sq. ft.) upwards with consent for Class 4 (Business), Class 5 (General Industrial) and Class 6 (Storage and Distribution) space, including an allowance for twenty per cent of the floor area to be used for trade and retail sales. These units are programmed for completion in Autumn 2014. 

Design & build opportunities are also available on Phases 2 and 3 of the development with potential bespoke units ranging in size from 929 – 3,716 sq. m (10,000 – 40,000 sq. ft.).

West Edinburgh Business Park is being developed by J. Smart & Co. (Contractors) PLC, on the former Pentad site in West Edinburgh. Situated on the south side of South Gyle Crescent, the park’s surrounding area is predominantly business orientated, comprising a mixture of headquarter office buildings and modern industrial warehousing.

Retail outlets are also close by at the Gyle Shopping Centre. The area benefits from excellent transport links to the A720 City Bypass and its junctions with the both the M8 and A8, providing direct access to the M9 and A90/M90.

Edinburgh Airport is easily accessible via the A8 and the South Gyle and Edinburgh Park railways stations are in close proximity, with transport links to be further enhanced by Edinburgh’s tram network.

Each unit in the development will benefit from a specification including power floated concrete floors, profiled metal sheet roofing incorporating approximately 10% translucent light panels, and a generous secure communal loading yard, with allocated parking bounded by metal palisade fencing and security gates.

Jones Lang LaSalle and Burns and Shaw are joint agents for the park.
