First Locate Gets First Class Office Location

Town Centre House in Leeds welcomes latest occupier

Leeds, 12th January 2010 – Town Centre Securities, advised by Jones Lang LaSalle, has announced the completion of a further letting Town Centre House, Merrion Centre in Leeds. First Locate, a customer service management company which provides specialist billing, revenue and customer management services for and on behalf of several major UK blue chip companies has taken a ten-year lease on the whole of the building’s first floor comprising 4,522 sq ft.

Dominic Connolly, director from First Locate, said: “We have been operating for over ten years and based on strong business performance, we are currently managing over one million accounts valued at over £0.5 billion, and with our plans for the future we felt the time was right for further expansion.

“As a forward thinking and progressive organisation a great deal of thought was put into the decision making process for our new premises with technology of the future being a key consideration.  Town Centre House fitted our requirements; the larger space gives us much needed room and with broadband speeds of 100MB available this will help in future proofing the business and securing a stable base for growth.”
Dominic concluded: “First Locate has always had its heart in Leeds and this move shows the commitment we have for the city; Town Centre House becomes our flagship site, with additional satellite offices based in Scarborough and Malton.”
Located in the heart of Leeds city, Town Centre House comprises 40,500 sq ft of bespoke Grade A office accommodation and was the first refurbished office building in the city centre to achieve a BREEAM Excellent rating, illustrating Town Centre Securities’ commitment to delivering a sustainable business environment.

Adam Hodgson, associate director at Jones Lang LaSalle, joint leasing agents with Sanderson Weatherall on Town Centre House, added: “This letting to First Locate, which follows on from the deal struck with Business Internet Directory last October, means that over 65% of the total office space in this newly redeveloped building is now occupied with just 12, 211 sq ft on the 3rd, part 4th and 6th floors still available.”

Adam continued: “Whilst occupier activity in Leeds last year was generally more subdued Town Centre House, with its unique combined offer of quality, flexible and accessible accommodation, is in an advantageous position. Together with the landlord, we are continuing to work hard to give occupiers the most creative and best value deals possible. With strong interest for the remaining space, we anticipate further letting activity this year.”
