How do you create a new destination amid some of central London’s most popular districts? At the meeting point of Bloomsbury, Soho, Covent Garden and Fitzrovia, a significant site held out the potential for a cutting-edge, mixed-use development. JLL* helped to develop Central Saint Giles, a new landmark scheme of striking, colourful buildings by celebrated architect Renzo Piano.
We took a key role in shaping the development, solving a right-of-light issue by identifying the opportunity to acquire an adjoining building. We also sourced a funding partner for Legal & General - Mitsubishi Estate Company, and advised on the design team.
JLL then let the scheme, identifying the potential to attract media companies, an insight that transformed prices in the area. With targeted marketing and competing tenant interest, we drove rents from £50 to £65 per square foot, letting the entire scheme in just 12 months. Today, as well as housing high-profile media companies, Central Saint Giles is a restaurant and retail destination that also features residential apartments and 17,000 square feet of roof terraces.
