A Blossoming partnership
Located between the core City of London market and Shoreditch's Tech City, the three sites that make up Blossom Street regeneration development needed careful positioning to respect the heritage nature of this important conservation area.

With 60% of all floorplates under 3,500 sq ft, the scheme should be right up the street of creative SMEs and tech industries, helping them to flourish, grow and be as disruptive as they like! An attractive partnership all round.
Over 100 but not over the hill
Founded in 1902 Ealing Studios can proudly claim to be the oldest, continuously working, studio film production facility in the world. Long known for classic British post-WW2 films, the studios have been reinvigorated in recent times and the JLL London Unlimited team is delighted to be playing a part in this revival process. Our unique advice is helping the client to deliver their creative vision for the next generation of content creation.
Using our extensive knowledge of the creative sector we are tapping into the hot bed of talent that exists, particularly in East London, to re-position Ealing's state of the art 80,000 sq ft, Centre Block - complete with internal film streetscape! - as a location to be seen in. The sun might be rising in East London but it's not setting yet in the West.
Back in the Groove at the Old Gramophone Works
Resolution Property is synonymous with developing standout buildings for creative occupiers. It was no surprise therefore, when in early 2015 they purchased a cluster of canal side warehouse buildings at 326 Kensal Road, W10, known as the Gramophone Works.
Home to Trojan Records for many years, and where their vinyl was pressed and distributed, these buildings now house a number of small creative businesses that range from recording and dance studios to graphic designers and artists. Next door is Portobello Dock where Tom Dixon's design studio and Innocent Drinks are located.
Combining our insight into some of the pivotal architectural trends of wellness and wellbeing with our knowledge of what creative occupiers want from their workplaces, the JLL Unlimited team is advising across the whole 100,000 sq ft of office and restaurant space. Given the importance of creating a blended and holistic mixed-use scheme, we have also introduced our JLL Residential experts who are now advising on the optimum size, mix and sales strategy for the 27 apartments that will be located above the commercial space.
A New East London Location for DKLW Lowe
Part of the InterPublic Group, DKLW Lowe is one of the world's leading advertising agencies. For 10 years, the agency had been based on Sloane Avenue in Chelsea but facing a lease expiry they wanted to explore other options that would better fit their industry's increasingly digitally focused world.
Having recently completed the purchase of a Shoreditch based digital agency, the time was right to explore emerging East London locations, where they would be better able to capture and retain some of London's top talent.
The JLL Unlimited team worked with DKLW Lowe to advise them on the media occupier trends across London and the cost profile and availability of upcoming buildings. We were then able to acquire 46,000 sq ft at C-Space, 45 City Road, in the heart of Tech City, prior to the completion of the building. This saved the client time and additionally meant some of the building works could be bespoked to their needs, helping them - as they would say - to create "Work that Works in the Real World.'
The Future is bright for Silvertown
Silvertown was a forgotten district of London for many years until developers First Base and Lipton Rogers appointed the JLL Unlimited team to assist them in regenerating the 62 acre site. Now the largest regeneration project in East London, the aim is to create a 21st Century destination of 2m sq ft of flexible office space, brand pavilions and exciting leisure experiences.
We have been instrumental in helping with the site master-plan, drawing upon our knowledge of global mixed use scheme best practice, pioneering occupier trends in the media and technology sectors and micro trends within the East London market. We have also devised the refurbishment and leasing strategy for Millennium Mills, a 350,000 sq ft monolithic grain store built in 1905. The aim here is to create a centre of excellence for pioneering SME businesses.

Offering exciting co-working environments for dynamic startups, entrepreneurs and freelancers, Huckletree develops unique workplaces in buzzing parts of London with all the tools and structure needed to nurture innovation and collaboration.
Appreciating our extensive understanding of the sector, Huckletree instructed the JLL Unlimited team to help them expand their network of sustainable, flexible and inspiring shared workspaces. Recently, we have added to their first location in Clerkenwell, agreeing heads of terms in a matter of days to take advantage of an amazing opportunity to secure c.16,000 sq ft at the ground-breaking Alphabeta development on Finsbury Square.
