Mortgage asset management company GMAC RFC sought operations consolidation at a new, single facility in Arlington Business park where they already leased expansion space The break clause timing was extremely tight for negotiating a lease; building; fitting out new premises, and ensuring a competitive delivery.Jones Lang LaSalle assessed two competing schemes and negotiated a flexible lease extension at GMAC’s existing premises, at the same time removing potentially problematic lease break conditions here.Our preferred option benefited from preferential planning consent allowing for more parking and design flexibility, as well as the incorporation of a data centre – all without having to seek more potentially restrictive planning consent.Flexible options were also negotiated to surrender leases on other Arlington accommodation and rights of pre-emption over the final phase of development. We also provided a fully integrated, tailored project management service .In all, GMAC RFC got their ideal, consolidated base as well as achieving savings of £4.7m over the lease from the landlord’s first proposal.
