Client : Scottish WidowsLocation : Heathrow, MiddlesexProject size : 19,290 sq ftThe challenge set by Scottish Widows was to deliver a BCO Category A standard refurbishment, incorporating energy saving design solutions, into a 1990 built office building. It had to maximise the BREEAM rating in order to support the marketing campaign for re-letting on a minimum 10 year lease.Project & Development Services put together a package of solutions that included :● Improved energy efficiency : For instance, high efficiency air cooled chillers, boilers to reduce air pollution and a flexible energy saving lighting scheme● Water Supply : Water saving and leak detection systems were installed aimed at reducing the standard individual water consumption● Materials and Waste : All timber provided from sustainable sources. More than 80% of waste recycled or diverted from landfill● Community and Transport links : Cycle racks, showers and changing facilities were provided. As managing Agent, Jones Lang LaSalle provided a bio-diesel coutesy bus to connect with major public transport systems and ensuring that CO2 emissions reduced
Against a tough brief, BREEAM certification of Very Good was achieved against a Design 2006 Assessment. The ecological value of the site was not impacted in a negative way. In addition, energy efficient solutions incorporated at the design stage provided an estimated reduction in energy consumption of 12-15% against the base build construction.
