So in delivering their 'Next Generation' campus buildings, we had to ensure that the balance struck between their desired flexible and collaborative work spaces and that of the environment was just right. The additional challenge was that a full sustainability solution had to be delivered despite the challenges of being in an office park setting.
A wide range of sustainability issues were considered from the outset, including : ● Energy Efficiency : Heat recovery, DC fan coil units, and high efficiency boilers used which Exceed 2006 Building Regulations Part L. ● Water Economy : Standard low-flow fixtures. ● Materials and Waste : Recycling facilities incorporated in design ● Staff working environment : Large atrium and workstation layout encourage access to natural light and views ● Lighting : individually and passively controlled light fittings, giving both flexibility to employees and energy efficiency when not in use.Also intelligent lighting to the perimeter – whereby perimeter lights dim when it is sunny ● Landscaping and biodiversity : campus includes lake and green spaces, which were already in place ● Community and Transport links : Gym, deli, coffee shop and 250 seat restaurant, and new bus stop included because of campus location Delivered on-time and budget,the project was the 2009 BCO Best Fit-Out of Workplace. In addition, the project is forecast to deliver more than 25% in energy savings, a 32.7% reduction in carbon emissions and a 40% electrical load reduction.
