Jones Lang LaSalle was appointed to develop Dagenham Dock, UK’s first sustainable industries park.
The London Thames Gateway Development Corporation (LTGDC) and London Development Agency (LDA) own 60 acres of strategically located industrial land at Dagenham Dock which will be developed as the UK’s first Sustainable Industries Park (SIP).
The SIP is a new concept in the UK. It will create a destination point for sustainable technologies engaged in technology based resource recovery and recycling uses, research and development and sustainable manufacturing. At the heart of the SIP will be the Institute for Sustainability (IfS). The IfS will allow both private and public sector bodies facilities to support future research and share best practice within the Sustainable Industries sector.Jones Lang LaSalle advise on similar schemes which are being developed in MASDAR in the UAE and Rotterdam in the Netherlands and best practice and lessons learnt are shared across the firm in order to advance the concept.At Dagenham Dock, a joint team of Development and Asset Strategy, National Industrial and Logistics, and Upstream was appointed to select a development partner to drive the development forward. Due to market conditions at the time, we recommended that the LTGDC consider appointment of a Development Manager role in the short/medium term. This is a good example of the public sector adopting innovative practices to allow development and regeneration to continue during the downturn.
As the SIP concept is untested in the UK market, we recommended a course of market testing. This research drew on the views of key target occupiers, local tenants and potential corporate end-users and helped inform views around occupier requirements and masterplanning. In Q3 2009, LTGDC appointed Goodman as their chosen development manager. With Jones Lang LaSalle’s ongoing input, they are developing a design framework for the scheme and will shortly commence delivery of the Institute for Sustainability. Jones Lang LaSalle continue to advise on the concept and design of the IfS as well as market the site to occupiers from the sustainable industries.
