Successful acquisition for Think Money at Trafford Park, Manchester

The Manchester Office Agency and Buildings and Construction teams were instructed to provide professional services for the financial services company, Think Money, one of JLL’s longstanding clients.

The Office Agency team was instructed to identify and acquire new office accommodation of circa 125,000 sq ft for Think Money in order to accommodate its growing workforce in Manchester, whose objective was to invest in purpose-built headquarters with expansion potential, located within three miles of its existing buildings and ready for occupation by Q1 2014.

Following a search that revealed no existing buildings were available within the specified budget, JLL was instructed to acquire a site and agree a complex design and build leasing agreement with a developer contractor. JLL advised on the structure of a transaction, site purchase, form, size and specification of buildings and the overall scheme on behalf of Think Money, incorporating future growth plans up to 150,000 sq f by way of a fourth building being built.

A transaction was successfully agreed ahead of lease expiries in Trafford Park, Manchester, which allowed room for future growth plans of up to 150,000 sq ft. The scheme provides three office buildings around a communal staff centerpiece, a security lodge and a small crèche/training facility with associated car parking provision.

The Buildings and Construction team was appointed to project manage the base build development and provide cost management services, and completed a £5.4 million, 123,550 sq ft Cat B fit out on a purpose built campus facility. Practical completion of works was achieved ahead of schedule in just 35 weeks and under budget parameters. Located on a ten acre site, adjacent to the Manchester Ship Canal and close to MediaCityUK, the project includes an auditorium, restaurant, fully fitted gymnasium and studio with dedicated changing facilities. There is also a running track circling the perimeter of the site, a water feature and feature bridge, and a separate crèche building.
