Darwin Leisure Property Fund

JLL Birmingham Office provides National Planning Advice to the Darwin Leisure Property Fund. The Fund purchases and operates a portfolio of UK Holiday Parks.

It is an alternative asset class which offers; Predictable, stable, long-term income flows; Capital preservation and appreciation; Diversification from traditional real estate portfolios and mainstream asset classes. The Fund combines a secure yield, which is well in excess of inflation, with business strategies that create sustainable shareholder value.

Commercial planning advice is an essential component in delivering this value; we advise from pre-acquisition, through to redevelopment of acquired assets to deliver best in class home grown UK holiday accommodation. Project managing a full gambit of related technical consultants to deliver an integrated development solution on the Fund’s many assets is central to delivering the right product, at the right density, with the right support facilities.  The objective is always to be best in class.  We have provided advice on 20 sites to date and the fund continues to actively pursue and acquire new sites in some of the very best location in the UK. 

Recent successes have been;
• The completion of their site at Cheddar Woods, which sits in the Mendip Hills AONB, below Cheddar Gorge, and has won a top AA award and featured in the Mail’s travel pages as a destination to visit.  This site comprises of 185 Lodges and state of the art central facilities building and associated activities.
• A resolution to grant consent on a prime site in the AONB on the north of the Isle of Wight, between Cowes and Fishbourne for 123 lodges and associated tree houses, within a forest location, including central facilities building with panoramic views of the Solent.
• Consent for 130 units at Hawkchurch in the Dorset AONB and for 64 units on a prime site on the edge of Bath.
The delivery of these consents has generally been achieved within statutory timeframes with limited pre commencement conditionality. 

All of their projects represent a process which turns distressed traditional holiday parks into 21st century destination locations, raising the bar on the UK holiday experience.  We are increasingly looking at introducing green technologies and ecological enhancements to future proof development and improve these important environments.
