Turning dated office buildings into a viable business park.
Successful securing planning permission for the creation of an economically viable business park in Elstree. The existing development consisted of dated employment and office buildings in an out of town location, which were partly occupied but not to their full potential.
A number of challenges were confronted, including the site requiring high quality design due to its prominent gateway position; the need for retail use to enable funding of speculative development of business and trade park; and potential conflicts with retail planning policy with its focus for new development in the town centre.
We held significant pre-application discussions and a public exhibition as well as submitted employment, viability and retail reports to support the proposals.
Planning permission was granted in September 2012 with the total support of the council's Planning Committee, resulting in the removal of loss-making existing buildings and early implementation of the speculative scheme.
