Achieving planning consent for a large-scale redevelopment project for Imperial College London within a tight timescale.
The Planning Team was appointed by Imperial College London as lead consultant for the delivery of the College’s proposals to redevelop Woodlands in White City for a new education Campus. The scheme incorporates 1 million sq ft of mixed-uses including education, academic research space, private residential, student accommodation, hotel, offices and leisure.
The scale of the development meant that extensive consultation was undertaken with the London Borough of Hammersmith and Fulham (LBHF), the Greater London Authority (GLA), the Commission for Architecture and the Built Environment (CABE) and adjoining boroughs and land owners to secure the planning permission. This added to the challenge of delivering within a timescale that met the University’s build programme and the need to deliver the student accommodation in time for the start of the 2012 academic year.
The team developed a clear planning strategy to facilitate the submission of a detailed Phase 1 application supported by illustrative masterplan information. The proposal involved securing permission for a development that was large both in terms of floorspace and height, with buildings in excess of 35 storeys. It also involved preparing and co-ordinating an Environmental Statement to support the application.
Planning permission was secured in November 2010 and the development mix and quantum was confirmed following viability testing. A package of planning obligations was also successfully negotiated. The Planning Team successfully led and co-ordinated the entire consultant team to deliver a scheme that met the ambitions of Imperial College, as well as fulfilling GLA and Local Authority aspirations for the local area.
